Global buyers drive 2024 Liguria market growth

Foreign buyers drove 54% of home purchases in 2024, with rising prices and growing demand for premium properties across West Liguria.

The West Ligurian property market in Italy continues to captivate, with international buyers accounting for 54% of all real estate transactions in 2024, surpassing Italian buyers (46%). This reflects a growing global interest in the region’s picturesque coastal appeal.

According to LiguriaHomes Casamare, the region’s premier real estate group, the leading international buyers in 2024 came from Germany, France, Russia, Poland, the United States, Sweden, the Netherlands, Monaco, Bulgaria, and Norway. These findings highlight Liguria’s rising status as a sought-after Mediterranean destination for second-home purchases and relocation.

The Liguria property market demonstrated resilience in 2024, maintaining strong demand from international buyers who are captivated by its outstanding climate, high quality of life, and year-round charm,” stated Matteo Scandolera, Managing Partner of LiguriaHomes Casamare and representative of Hamptons International Private Office in Italy, a member of the Society. “Liguria uniquely combines stunning natural beauty, an exceptional lifestyle, and excellent accessibility – thanks to its proximity to Nice Airport and relatively competitive property prices.”

Despite global economic challenges and elevated credit costs, property values in West Liguria have continued to rise steadily, driven by the limited supply of real estate. This shortage has effectively mitigated potential risks and supported sustained price growth.

Looking ahead, a measured but steady increase in property prices is expected, fueled by anticipated interest rate reductions and ongoing international buyer demand.

Foreign buyers consistently outspend domestic buyers in the Ligurian property market. Over the past seven years, a clear pattern has emerged: international clients invest significantly more than their Italian counterparts. In 2024, the average transaction by foreign buyers surpassed €500,000, compared to around €370,000 for Italian buyers.

This highlights the premium international investors are willing to pay for prime properties in coveted locations such as coastal areas, historic villages, and exclusive towns like Alassio, Bordighera, and Sanremo.

“This purchasing power not only supports the local market but also enhances its global standing,” notes Matteo Scandolera. “It reflects both the real and perceived value of Liguria as an investment destination.”

Expansion in Alassio
To meet the rising demand, LiguriaHomes Casamare is excited to announce the launch of its sixth office in Alassio, a premier destination on the Italian Riviera. Renowned for its golden beaches, vibrant atmosphere, and sophisticated allure, Alassio represents the ideal next step in the company’s dedication to offering exceptional service to both local and international clients.

“This milestone further strengthens our role as Liguria’s leading real estate group,” notes Matteo Scandolera. “With our well-established presence throughout the region, we are uniquely equipped to connect discerning buyers with the most exquisite properties the Riviera has to offer.”
